Instead of the usual 5-10% commission charged by most agents Citadel Phuket only charges a

Flat Rate Broker Fee of 500,000 Thai Baht +Vat*

*(for properties under 10 million we charge 5% +Vat)

Thai Property Taxes

Thai Taxes like much of life in the Kingdom can be confusing here is our guide to try and make it easier to understand

Selling a property in Thailand involves various fees, typically ranging from 2-7% of the property value. Here’s a breakdown of the key costs:

Transfer Fee (2%):

  • A fixed 2% of the property price.
  • Calculated by the land office based on the higher of the agreed sales price or the appraised value, which is updated every 4 years.

Split between the buyer and seller ( 50/50 split).

Stamp Duty (0.5%):

  • Fixed at 0.5% of the property sale value during purchase and transfer.
  • Only applicable if the property ownership exceeds 5 years. Paid  by the seller.

Business Tax (3.3%):

  • Applicable if the seller owned the property for less than 5 years.
  • Comprises 3% business tax of the value and an additional 10% for municipal tax on the business tax amount. Paid by the seller.

Withholding Tax/Income Tax (5-35% or 1% for Companies):

  • Preparation for the property seller’s income tax.
  • Varies based on the property holding duration, with higher rates for longer ownership.
  • Fixed at 1% of the appraised price for companies. Paid by the seller.

Processing Fees (Approximately 300 THB):

  • Small processing fees applicable, around 300 THB, payable at the land office. Paid by the seller

 

Considering these costs, sellers are advised to account for up to 7% of the sale price for land office-related expenses, excluding our Flat Rate Broker Fee and Withholding Tax payments.

Legal Fees( 50,000 THB):

  • We recommend sharing a neutral 3rd party lawyer to handle all legal and land department issues. 50%/50% shared between owner & seller.

Please note that lease transfer fees may occur on some developments.
